Høringssvar vedrørende Baldersgade 24 - lokalplanforslag

Dear Kommune, I have bought my apartment one year ago knowing that a kindergarten was planned to be established. However, I was really surprised when I got access to the new drawings which were completely different than those presented to me back in 2019. On the first drawings, the idea of sharing the yard was more obvious than on the latest ones where it seems like it was only designed for the kintergarden, not considering the 6 other house associations. Roughly two third of the yard footprint will be occupied by the kintergarden, and yes, we will have a "privileged" access to the yard after the daycare institution opening hours but for what? There are not many families living here due to the limited size of our apartments (50-60m2). In my building (nr. 35), people are between 20 and 35 years old, and as far as I know, none of us have any kids. So, very few tenants will benefit from this yard. I personally value a lot the current central grass area which is our meeting point and where I first met most of my neighbors. On the new project, the new grill area is too small and not central which could somehow isolate the people living near Mimersgade. This new design has, by far, not managed to recreate a grassy gathering space despite all the new free space available from the 4 annex building demolition. Our area is simply too narrow. Additionally, I really appreciate the quietness of our neighborhood, and I wonder how this could not be impacted by some parents coming by car to deliver and pick up 200 children on a daily basis. The size of this institution is also very questionable. How can we expect a good cohabitation in the future with the neighbors when 200 kids are playing in the yard. We can already hear when 10 kids play in our current yard, so with twenty times more... Finally, I am also affraid about how this will affect the value of my property. I live on the ground floor and have a direct access to the yard which is probably the biggest asset of this flat. With the current design, and this fence segregating the area, it will for sure loose some of its attractivity. No need to mention that 200 kids nearby on the week days will also scare some of the future potential buyers. To conclude, I cannot accept the current design and the nature of the project with so many children, and I hope that the municipality of Copenhagen will be open to discuss and redefine it in the interest of everyone and our future cohabitation.
